Common Challenges with Apartment EV Charging
Apartment EV charging comes with challenges you simply do not face in a standard house installation. Understanding these upfront helps you plan the right solution for your building.
OMC Approval and Building Permissions
Most apartment developments built before EVs became common were never designed with charging infrastructure in mind. The owners’ management company must approve any charging installation in a multi-unit development, and many are cautious about giving the go-ahead.
Cabling and Infrastructure Complexity
Cabling distances between meter boards and parking spaces can be significant, particularly in underground or multi-storey car parks. Running cables across shared areas adds cost and complexity that needs careful planning from the start.
Metering and Billing
If chargers connect to the common electricity supply, the OMC needs a fair way to allocate costs to EV users without burdening other residents. Without proper metering, this becomes a source of ongoing disputes.
Electrical Load and Capacity
As more residents install chargers, the building’s electrical supply may need upgrading to handle the increased demand. Without load management, surges in usage can cause outages across the development.
These are all solvable problems when you work with a team that understands apartment infrastructure.
Your Apartment EV Charger Installation Options
Every apartment building is different. The right charging solution depends on your parking setup, building infrastructure, and whether you are a resident, OMC, or developer.
If you have an allocated parking space and your own electricity meter nearby, a dedicated charger connected to your personal supply may be the most straightforward option. This works well for residents in smaller developments with reserved spaces close to meter boards.
For larger apartment blocks, a shared charging network managed by a charge point operator (CPO) is often the best approach. This covers cabling, infrastructure, billing, and maintenance centrally. The OMC or landlord applies for the SEAI Apartment Charging Grant, and residents pay for what they use.
Since 2021, Irish building regulations require EV-ready infrastructure in new residential developments with parking. If you are a developer, we design and install compliant charging systems as part of the build, ensuring your development meets current standards and appeals to EV-owning buyers and tenants.
What Our Happy Customers Say About Us

18 Reviews
Trustindex verifies that the original source of the review is Google. Going Solar from Resolute Engineering Group. As a small family home B&B with many hips, valleys and dormers on main roof and limited space around house required for car parking some imagination was required and Going Solar came up with a plan on a budget to deliver us up to 11,000 kw of power annually via an Anker solid inverter and 20kw of battery, while housing our 25 solar panels on 2 carport structures. On completion the carpark was returned to pre arrival condition and our carbon footprint was slashed by up to 11000 tones a year. On power cuts with change over switch the batteries can keep our home lite for days. Soon Anker app will be updated to automatically fill batteries from any source when Met Eireann issues a red weather warning. Resolute engineering kindly threw in a 21kw zappi 3 phase car charger when doing the install. We had some drama during install that many would have walked from but @ResoluteEngineering @goingsolar saw the project through delivering a finished product any team could be proud of. Yesterday SEAI inspectors called and said top class finish, nothing left out, an install that makes their job easy Thanks to every one who had a part to play in our install at Going Solar @ Resolute Engineering https://resolutegroup.ie/Posted on Google Tom DonagherTrustindex verifies that the original source of the review is Google. A big thank you to the team for a very efficient and professional install yesterday. We're delighted with our system and surprised to see that our battery charge went from 25% to 79% today with solar alone, despite the awful weather. We also really appreciate the excellent advice on the size of system to go for and the best panel arrangement; we found the consultation process to be technically far superior to the sales talk of the other solar companies we spoke to.Posted on Google Finola O'RourkeTrustindex verifies that the original source of the review is Google. Frequently Asked Questions
No. In a multi-unit development, the owners’ management company must approve any EV charger installation, even if you are fitting it in your own allocated parking space. We can help you prepare a proposal for your OMC.
This depends on your building’s electrical setup, cabling distances, and the type of solution needed. We provide a clear cost breakdown after a free site survey.
Yes. Individual residents can apply for the Home Charger Grant (up to €300) if they have an eligible EV and an allocated off-street parking space. OMCs and landlords may qualify for the Apartment Charging Grant for bulk installations.
Most older buildings were not designed with EV charging in mind, but that does not mean it cannot be done. We assess the existing infrastructure and design a solution that works within your building’s constraints.
This varies depending on the complexity of the project. A single charger on a straightforward setup can be completed quickly. Larger multi-charger rollouts for an entire development take longer. We confirm timelines after our site survey.
This is possible, but it raises questions about how electricity costs are split fairly. A managed charging network with individual metering and billing is usually a better long-term solution.
Resolute offers ongoing monitoring, maintenance, software management, and user support. Our 25-year maintenance contract means we are with you for the long term.
